Action Required For Active and Pending Residential Listings

The 2016 Listing Input Forms were released on February 17, 2016. As a part of this release, there are several feature changes that affect all listings in Paragon. NNRMLS listing features have been changed to align with the definitions of fixtures and personal property within the Association Form Library.

Please audit your Residential listings in Paragon to make sure the feature selections are accurate.

Most of the feature changes have been automatically converted for you, but there are several situations that require your attention.

Refrigerator
If your listing includes a Refrigerator, please be aware that the feature choices for Kitchen – Refrigerator and Personal Property – Refrigerator have been removed. You may opt to select one of these options:

EA. APPLIANCES INCLUDED AS PERSONAL PROPERTY: 4. Refrigerator in Kitchen
EA. APPLIANCES INCLUDED AS PERSONAL PROPERTY: 5. Refrigerator in Other rm

Gas Range
If your listing includes a Gas Range, please be aware that the feature choice for Kitchen – Gas Range has been removed. You may opt to select one of these options:

EA. APPLIANCES INCLUDED AS PERSONAL PROPERTY: 
2. Gas Range/Oven
I. KITCHEN: 15. Cooktop – Gas

Electric Range
If your listing includes an Electric Range, please be aware that the feature choice for Kitchen – Electric Range has been removed. You may opt to select one of these options:

I. KITCHEN: 16. Cooktop – Electric
EA. APPLIANCES INCLUDED AS PERSONAL PROPERTY: 3. Electric Range/Oven

Single Oven
If your listing includes a Single Oven, please be aware that the feature choice for Kitchen – Single Oven has been changed to reflect that the listing has a built-in oven as a fixture. Any previously selected feature for Single Oven has been removed. You may opt to select one of these options:

I. KITCHEN: 3. Single Oven Built In
EA. APPLIANCES INCLUDED AS PERSONAL PROPERTY:
2. Gas Range/Oven
EA. APPLIANCES INCLUDED AS PERSONAL PROPERTY: 3. Electric Range/Oven

Double Oven
If your listing includes a Single Oven, please be aware that the feature choice for Kitchen – Double Oven has been changed to reflect that the listing has a built-in oven as a fixture. Any previously selected feature for Double Oven has been removed. You may opt to select one of these options:

I. KITCHEN: 3. Double Oven Built In
EA. APPLIANCES INCLUDED AS PERSONAL PROPERTY: 2. Gas Range/Oven
EA. APPLIANCES INCLUDED AS PERSONAL PROPERTY: 2. Electric Range/Oven

Filter System
If your listing includes a Filter System, please be aware that the feature choice for Interior Features / Pers Prop – Filter System has been removed, and two new fields have been created. You may opt to select one of these options:

INTERIOR FIXTURES: 15. Filter System-Water
INTERIOR FIXTURES: 16. Filter System-Air

Hot Tub
If your listing includes a Hot Tub, please be aware that the feature choice for Exterior Features: Spa / Hot Tub has been changed to clarify, and a new feature added to differentiate in-ground Hot Tubs from above-ground Hot Tubs included as Personal Property. You may opt to select one of these options:

EXTERIOR FEATURES: 11. In-Ground Spa / Hot Tub
PERSONAL PROPERTY INCL: 15. Spa/Hot Tub

Thank you for your attention to these feature changes. Again, the purpose of these changes is to bring the Paragon features into alignment with the definitions of fixtures and personal property found on your Association’s forms.
